Minimum Requirements
Qualifications:
- Bachelor’s degree in Property Studies, Real Estate, Finance, or a related field.
- A minimum of 4-6 years of experience in asset management, real estate, or property management.
- Proven experience managing a large portfolio of leased properties.
- Strong financial acumen with experience in budgeting, financial analysis, and reporting.
- Excellent negotiation and communication skills is paramount.
- Strong organisational and problem-solving abilities.
- Knowledge of South African property laws and regulations.
- Advanced MS Office skills
- Valid Driver’s license
- SAP is advantageous
- Proven experience in developing processes

Duties and Responsibilities
Key Responsibilities:
Portfolio Management:
- Oversee the entire portfolio of leased premises, including ±500 stores, and the distribution centres.
- Develop and implement strategies for the optimal utilisation of all assets.
- Monitor and evaluate the performance of the property portfolio, ensuring alignment with business objectives.
Lease Management:
- Provide support to Property Managers in negotiating lease terms and conditions to secure favourable agreements.
- Manage lease renewals, upgrades and extensions.
- Ensure compliance with lease agreements and mitigate risks associated with lease obligations.
Financial Management:
- Analyse financial performance of the asset portfolio, identifying areas for cost savings and value enhancement.
- Prepare regular reports for senior management.
Maintenance and Compliance:
- Ensure all properties are maintained to the highest standards between property landlords and Boxer’s maintenance department.
- Oversee property maintenance schedules and ensure compliance with health and safety regulations, in conjunction with the OHS department.
- Coordinate with property owners, property managers and maintenance teams to address any issues promptly.
Strategic Planning:
- Support business in the development of long-term strategies for asset acquisition, disposal, and enhancement.
- Conduct market analysis to identify opportunities for expansion.
- Collaborate with senior management to align asset management strategies with overall business goals.
Stakeholder Management:
- Build and maintain strong relationships with landlords, property managers, and other stakeholders.
- Act as the primary point of contact for all asset-related inquiries and negotiations.
- Ensure effective communication and collaboration with internal departments, including finance, operations, and legal.
