Job Purpose:

A property manager is responsible for overseeing the daily operations of real estate properties, which can include residential, commercial, or mixed-use buildings, maintaining high occupancy rates, and delivering exceptional tenant satisfaction. This role includes managing tenant inquiries, coordinating property maintenance, and ensuring compliance with Dubai's property regulations. He is responsible for budgeting, financial reporting, and achieving property management targets aligned with our company's objectives.

Responsibilities
  • Oversee tenant inquiries, property tours, tenant screening, and application processing to ensure smooth leasing operations.
  • Address tenant issues promptly, maintaining a high level of tenant satisfaction and retention.
  • Build and maintain positive relationships with tenants to encourage long-term occupancy.
  • Schedule and supervise property maintenance, repairs, and renovations, ensuring work meets quality standards and remains within budget.
  • Ensure properties are well-maintained, including landscaping, cleanliness, and facilities, to create an appealing environment for tenants.
  • Coordinate with maintenance teams and contractors for timely issue resolution.
  • Prepare and manage property budgets, ensuring all expenditures stay within approved limits.
  • Generate financial reports, including income statements and expense tracking, for management review.
  • Responsible for fixing appropriate rental rates, collecting tenant rents, and adjusting rental rates when necessary.
  • Develop leasing strategies to maintain high occupancy rates and minimize vacancies across properties.
  • Market vacant units through online listings, open houses, and partnerships to attract qualified tenants.
  • Ensure compliance with all property management laws, safety regulations, and zoning requirements.
  • Negotiate lease terms and prepare agreements, ensuring compliance with company policies and local regulations.
  • Ensure all properties comply with UAE housing and property regulations, including health and safety standards.
  • Keep up to date with local property management laws and ensure properties adhere to all legal requirements.
  • Handle eviction processes if necessary, according to local laws.
  • Respond to emergencies or unforeseen issues that arise, coordinating immediate actions to ensure safety and compliance.
  • Provide regular reports to property owners regarding occupancy rates, financial performance, and market conditions.
  • Analyze market trends and make recommendations for property improvements and enhancements.
  • Supervise staff, if applicable, including maintenance personnel, leasing agents, and administrative support.
  • Provide training and support for staff to promote efficient property operations.
Education Qualifications and Work Experience
  • Bachelor's degree or Master's Degree preferred.
  • Proven experience in property management within the KSA.
  • Strong understanding of Dubai property management regulations and industry standards.
  • Strong knowledge of the Saudi Arabia Real Estate Market and REGA regulations.
  • Excellent communication, negotiation, and customer service skills.
  • Proficiency in property management software and Microsoft Office.
  • Minimum 7 years of experience in real estate development, property management, and relevant industries.

  • Excellent written and verbal communication skills.
  • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint) and real estate management software (Yardi).
  • Detail-oriented with a strong sense of responsibility.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Problem-solving skills and the ability to think critically and independently.
  • Proficiency in Arabic & English communication skills.
