1. Supervises, develops and maintains an ongoing maintenance operation for the property, including refrigeration, heating, plumbing, water treatment, preventive maintenance, apartments, air/heating units, ice machines, swimming pools, lighting, kitchen equipment, emergency generators, water softeners, switch rooms, roofexhausts, electrical substations, etc.

2. Oversees troubleshooting and repairing malfunctions in electrical/mechanical systems (e.g. HVAC, plumbing) and other hotel equipment.

3. Conducts ongoing apartment preventative maintenance program.

4. Prioritizes work schedule and monitors progress of maintenance problems, complaints and work orders.

5. Oversees troubleshooting and diagnosing malfunctioning mechanical systems and equipment.

6. Inspects property to identify potential and current needs.

7. Estimates department expenditures for budget purposes and assisting with the capital budget process.

8. Solicits bids from contractors and evaluates their proposals. Once contractor is selected and employed, he/she ensures work is completed to specifications.

9. Coordinates with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations.

10. Monitors and schedules preventive maintenance assignments on a yearly basis.

11. Monitors the servicing of the swimming pool, adjusting chemicals and cleaning filters.

12. Completes maintenance logs Monitor & Control all expenditure of the engineering department such as cost of Heat, Light, Power and Repairs & Maintenance costs.

13. Establishes or adjusts work procedures to meet production schedules and recommends measures to improve production.

14. Maintains the building exterior if not serviced by a contractor (e.g. façade cleanings)

15. Manages and monitors the schedule of maintenance staff.

16. Manages and oversees the security, fire safety of the Serviced Apartment, its tenants, visitors, employees, contractors and assets.

17. Implements and administers security, loss control, key control, fire safety and safety procedures in conjunction with the General / Deputy General Manager.

18. Evaluates and recommends to the General Manager improvement of security and fire safety procedures in the various departments, particularly with regards to the storage, key control, storage and handling of flammable and inflammable materials.

19. Conducts investigations into matters relating to fire, accidents, physical injury, damage, threat, vehicle, accident, disruption where theft / fraud / loss / injury/ damage has occurred, suspected to have occurred or is likely to occur.

20. Gathers and collects intelligence information concerning the security and safety of the Apartment.

21. Liaises regularly with the various Department Heads regarding the safety, security, efficiency and harmonious operations of the Serviced Apartments, in conjunction with the function of the Security Department.

22. Gathers, collates information and recommends security,fire safety equipment, CCTV and carefully monitors any installation of such equipment.

23. Liaises with Human Resource department to educate all staff in security/ fire safety procedures.

24. Maintains good relations with Police/Military and related authorities.

25. Assists any customer or potential customer in a prompt, courteous, friendly, and helpful manner at all times.

26. To perform the role of Manger on Duty as assigned.

27. Performs any other duties as required by the Management.- Job Requirement
- Qualifications - Minimum 4 years course certification either in Electrical / Mechanical Engineering degree
- Experience - Atleast 3 years relevant experience as an Engineering Manager & Security Supervisor in the hospitality industry.
