Parsons is looking for an amazingly talented **Project Director Facilities Management **to join our team In this role you lead efforts to develop global facilities strategies and direction, including the development of policies and procedures, strategic plans, and cost controls to support business growth with optimal use of resources. Assesses the need for real estate and facility resources and monitors performance to ensure the coordinated provision of standard and consistent services across the corporation. Oversees site selection, lease negotiations, and construction of new sites and/or the retrofitting or consolidation of existing sites. Develops and monitors annual operating budgets of $25+ M. Establishes and maintains frequent contact and collaboration with business unit senior managers and financial officers to ensure alignment with the latest business direction and real estate strategies.
**What You'll Be Doing**:
- Facilitates the information, due diligence, analysis, resources, and other activities necessary to successfully complete real estate projects.
- Develops long range portfolio plans for assigned geographic regions.
- Develops site strategies that provide precise and consistent data for budget development and long-range forecasting.
- Monitors facilitation and completion of tenant improvement and Moves/Adds/Changes projects within portfolio.
Manages external real estate resources (transaction management, brokerage, project management, construction management, contractors, vendors, etc.) for each transaction, including contract, planning and document development and administration.
- Provides consistent communication with portfolio occupants regarding project status.
- Maintains thorough knowledge of portfolio including capacities, vacancies/utilization, churn, and occupancy efficiencies, lease critical dates, real estate sub-markets.
- Make recommendations regarding use of space and documents and reports cost savings.
- Initiates and monitors change management process to implement recommended changes.
- Helps define and implement real estate standards for use across facilities under his/her purview.
- Collaborates with clients to understand their unique requirements and builds their input into solutions within specified corporate standards.
- Responds to inquiries and issues that are escalated from clients by gathering facts and facilitating resolution of the issue.
- Develops capital and expense budgets, and participates in discussions with Finance, Senior Management, and clients when variances require corrective action.
- Ensures that Assigned Business Unit effectively manages the cost of services.
- Oversees, directly and indirectly, a facilities staff. Develops key performance indicators and targets. Monitors targets and directs performance for improvement.
**REAL ESTATE RELATED**:
- Works with client to define real estate needs including location, square footage, term, and amenities (i.e., parking, storage, etc.);
- Provides broker with the client’s needs and have them prepare a prospectus of facilities in the designated area which meet the criteria.
- Reviews facilities presented by broker, select top choices based on meeting criteria and pricing and visit the selected sites.
- Presents selected facility to client for buy-in.
- Directs the broker to initiate negotiations with the landlord/broker of the selected facility.
- Collaborates with Parsons’ Leasing Administration team, Legal and Risk Management to finalize terms of the proposed lease agreement.
- Works with client to ensure that lease renewals, downsizing of space, or leasing of additional space occurs in a cost-effective and timely manner.
**FACILITIES RELATED**:
- Completes buildouts of space, including space planning, furniture purchases, IS, telephones, audio-visual, etc. in a timely manner and within prescribed budget.
- Facilitates meetings with all trades and building management throughout the project.
- May work in conjunction with -outsourced Project Manager during construction projects.
- Develops and implements systems and procedures for facility maintenance. Make recommendations and solicits approvals and budgets to complete improvements to existing operations.
- Negotiates with, hires and supervises subcontractors to complete all construction/repairs in a timely and cost-effective manner.
**What Required Skills You'll Bring**:
- Bachelor’s degree in business administration (or equivalent) and typically 20+ years of related experience in a corporate real estate environment, with a minimum of 10 years of experience in strategic real estate planning, regional portfolio planning, space planning, and forecasting in a corporate setting.
- Experience in the GCC region with a global PMC Consultancy
- Proven and demonstrated ability to drive close out on Projects under their responsibility.
- Demonstrated experience on closing out major Works / Projects on time and budget.
