**Position Overview**:
**Key Responsibilities:Bidding & Tendering**:
- Lead the preparation of detailed and competitive **bids**and **proposals**for demolition and dismantling projects.
- Analyze tender documents, specifications, and drawings to assess the scope of work and risks.
- Coordinate with estimating teams, engineers, and project managers to prepare accurate and competitive pricing.
- Prepare risk assessments and mitigation strategies for project execution based on bid requirements.
- Ensure all bids are compliant with client specifications, industry standards, and legal requirements.
- Submit timely and well-organized bids and manage the tender submission process.
- Contract Negotiation & Management:
- Review and negotiate terms and conditions of contracts, subcontracts, and vendor agreements.
- Develop and manage **contract templates**to ensure consistency, compliance, and risk mitigation across all projects.
- Ensure all contracts clearly define scope, deliverables, timelines, and payment terms.
- Liaise with legal teams, clients, and subcontractors to resolve any contract-related issues.
- Monitor and track **contractual performance**to ensure both parties adhere to agreed terms.
**Costing & Financial Oversight**:
- Collaborate with the estimating team to ensure accurate costing of materials, labor, equipment, and subcontractors.
- Assist in determining optimal pricing strategies for competitive tenders and project profitability.
- Monitor ongoing projects to ensure that any contract amendments, variations, or claims are documented and processed efficiently.
- Ensure that any risks associated with costs, materials, or schedules are identified in advance during the bidding phase.
**Client & Stakeholder Communication**:
- Act as the main point of contact for clients during the bidding and contract negotiation phases.
- Maintain relationships with clients, subcontractors, suppliers, and legal teams to facilitate smooth negotiations and execution.
- Communicate contractual obligations, timelines, and expectations clearly to project teams after contracts are awarded.
**Compliance & Risk Management**:
- Ensure compliance with local, state, and federal regulations related to contracts, environmental concerns, safety, and demolition-specific processes.
- Assist in resolving disputes and claims through efficient documentation and correspondence.
- Stay updated on changes in construction law, demolition regulations, and industry best practices.
**Qualifications**:
- **Bachelor’s degree**in construction management, Civil Engineering, Business Administration, or related field.
- **5 to 10 years of experience**in contracts management, bidding, or estimating within the demolition, construction, or heavy industry sectors.
- In-depth knowledge of **contract law**, bidding procedures, and demolition-specific risks and regulations.
- Strong understanding of **OSHA, EPA, and local regulatory requirements**relevant to demolition.
- Proficient in **contract management software**, Microsoft Office, and estimating tools (e.g., **Procore**, **Sage**, **Accubid**, or **Viewpoint**).
- Excellent negotiation, communication, and interpersonal skills.
- Strong organizational skills with the ability to manage multiple bids and contracts simultaneously.
**Preferred Certifications**:
- **Certified Professional Estimator (CPE)**- AACE or similar
- **Certified Construction Contract Administrator (CCCA)**- CSI (Construction Specifications Institute)
- Project Management Professional (PMP) - PMI
- **OSHA 30-Hour Certification**(a plus for field-focused roles)
**Work Environment**:
- Primarily office-based with some travel to project sites for bid meetings, client negotiations, and contract execution.
- Exposure to active construction and demolition sites during the bidding and project initiation phases.
- Ability to work under pressure to meet tight deadlines and deliver high-quality submissions.
