**Job Summary**:
As an O&M Engineer specializing in hotel and building management, you will be responsible for overseeing the operations and maintenance of building systems, equipment, and facilities to ensure optimal performance, reliability, and safety. Your role involves implementing preventive maintenance programs, troubleshooting equipment issues, and coordinating maintenance activities to support the efficient operation of hotel and commercial building facilities.

**Responsibilities**:

- **Preventive Maintenance Planning**:

- Develop and implement preventive maintenance programs for building systems and equipment, including HVAC, electrical, plumbing, fire protection, and life safety systems.
- Establish maintenance schedules, tasks, and checklists to ensure regular inspections, lubrication, calibration, and testing of equipment components.
- **Equipment Inspections and Monitoring**:

- Conduct routine inspections of building systems, equipment, and facilities to assess performance, identify potential issues, and ensure compliance with maintenance standards and regulations.
- Monitor equipment operating parameters, energy consumption, and performance indicators to detect abnormalities, inefficiencies, or deviations from established benchmarks.
- **Troubleshooting and Repairs**:

- Diagnose equipment malfunctions, system failures, and operational issues through root cause analysis, testing, and troubleshooting techniques.
- Coordinate repair and maintenance activities, including coordinating with external vendors, contractors, and service technicians to resolve issues promptly and minimize downtime.
- **Energy Management and Efficiency**:

- Implement energy conservation measures and efficiency improvements to optimize building performance and reduce operational costs.
- Identify opportunities for energy savings, load management, and demand reduction through equipment upgrades, retrofits, and operational adjustments.
- **Safety and Compliance**:

- Ensure compliance with safety regulations, building codes, and environmental standards in the operation and maintenance of building systems and facilities.
- Conduct safety inspections, risk assessments, and emergency drills to mitigate hazards, address deficiencies, and promote a safe working environment.
- **Documentation and Record Keeping**:

- Maintain accurate records of maintenance activities, equipment history, work orders, and spare parts inventory using computerized maintenance management systems (CMMS) or manual logs.
- Generate reports, documentation, and maintenance logs for management review, regulatory compliance, and warranty tracking purposes.
- **Vendor Management and Contracts**:

- Manage relationships with external vendors, suppliers, and service providers, including negotiating contracts, obtaining bids, and evaluating vendor performance.
- Coordinate service agreements, warranties, and maintenance contracts for building systems and equipment to ensure timely and cost-effective support.
- **Training and Knowledge Sharing**:

- Provide training and guidance to maintenance staff, technicians, and building operators on proper maintenance procedures, safety protocols, and equipment operation.
- Foster a culture of continuous improvement and knowledge sharing within the maintenance team to enhance skills, efficiency, and performance.

**Salary**: ﷼3,000.00 - ﷼5,000.00 per month
