Director of Feasibility

The Director of Feasibility & Development will work closely with the Group CEO to identify and execute development and acquisition opportunities in the hospitality sector, particularly in Saudi Arabia. This role focuses on expanding the company's footprint and portfolio through strategic market analysis, project oversight, and financial evaluation. The ideal candidate should be ready to travel around Saudi Arabia as needed.

Main Duties & Key Responsibilities:-

Development and Acquisition Opportunities:

 Collaborate with the Group CEO on all aspects of potential development or acquisition opportunities.

 Conduct market research and analysis, focusing on supply and demand in the hospitality sector.

 Source and screen potential opportunities, including location analysis and project positioning.

 Perform financial and operational analysis of potential opportunities, including business plans, financial projections, ROI, and IRR.

 Negotiate Letters of Intent (LOIs), Hotel Management Agreements (HMA), and technical services agreements.

 Oversee project development phases, including design, construction, FF&E/OS&E selection, and IT integration.

 Review contracts and obtain necessary regulatory approvals.

 Advise on operations planning, pre-opening strategies, manning requirements, hotel classification, branding, marketing alliances, and opening procedures.

Identifying Growth Opportunities:

 Identify and pursue potential growth opportunities by adding new businesses to the portfolio, including new hotel builds, conversions, acquisitions, or rebrands, primarily under HMA or franchised agreements.

 Oversee market research, location appraisals, and feasibility studies for new projects.

Support for Operating Units:

 Provide support to companies operating hotel/business units and projects in development, focusing on maximizing revenue, profit, and returns.

 Leverage knowledge of finance, contracts, operations, marketing, and revenue management to meet organizational growth objectives.

Partnership and Leadership:

 Work closely with General Managers and Operations Managers of hotels to provide leadership, resources, and influence.

 Positively impact the overall performance of properties in financial, customer, employee, and owner-related areas.

Deliverables:

 Market Analysis Report: A comprehensive report detailing market analysis for potential hotel/branded residence developments or acquisitions, including demographics, competitor analysis, and market trends.

 Site/Project Evaluation Documentation: A detailed analysis with recommendations for potential development or acquisition sites, considering accessibility, zoning regulations, and market demand.

 Feasibility Study: A thorough feasibility study including financial projections, risk assessments, and potential challenges for each proposed project.

 Budget Proposal: A comprehensive budget proposal for each development project, estimating costs for construction, permits, and associated expenses.

 Regulatory Compliance Documentation: Documentation ensuring all necessary permits and approvals are obtained, demonstrating compliance with local municipal and federal regulations.

 Contract Negotiation & Deal Structuring Records: Records documenting successful negotiations, finalized contracts, and negotiated terms.

Job Qualifications:-

 Bachelor's degree in Business Administration, Hospitality Management, or a related field. 

 7+ years of experience in business development, feasibility analysis, or project management within the hospitality industry. 

 Strong analytical skills and proficiency in financial modeling. 

 Excellent communication and negotiation skills. 

 Self-motivated with the ability to work independently in a remote 

setting. 

 Ready to travel around Saudi Arabia as needed. 

 Familiarity with the Saudi Arabian hospitality market.
