Job Summary:
The Property Manager is responsible for overseeing the
management, operation, leasing, and maintenance of properties, facilities, and
land within the Riyadh region. The role includes financial oversight,
maintenance supervision, marketing activities, tenant negotiation, and
resolving customer issues to ensure high-quality service delivery and optimal asset performance.
Job Description
- Oversee all daily activities related to properties within Riyadh, including maintenance, leasing, cleaning, collections, and contracts.
- Lead and guide teams including property managers, supervisors, and technicians, ensuring achievement of targets.
- Create and execute effective marketing plans to increase occupancy and enhance return on investment.
- Coordinate advertising and promotional campaigns with relevant departments.
- Develop and monitor annual property budgets.
- Analyse financial data to ensure alignment with financial targets and compliance with approved budgets.
- Build and maintain strong relationships with tenants.
- Handle tenant inquiries and complaints efficiently to ensure satisfaction and retention.
- Negotiate lease renewals with tenants and secure favourable financial returns based on realistic market analysis.
- Supervise maintenance and repair operations to ensure properties remain in optimal condition.
- Ensure compliance with environmental and health standards.
- Monitor preventive maintenance plans and approve spare parts requests.
- Compare vendor quotations and oversee unit make-ready processes for re-leasing.
- Follow up on legal cases related to properties, including rent disputes, evictions, handover/receipt procedures.
- Prepare periodic reports on property performance, including occupancy, revenues, expenses, and operational challenges.
- Monitor real estate market trends in the region.
- Analyse competition and provide strategic recommendations for continuous improvement.
- Track property assets and provide updated reports on title deed renewals and land fees
- Analyse discrepancies between current system data and actual data.
- Identify missing information and ensure data cleansing and accuracy.
- Perform any other tasks assigned by the department manager or aligned with the job function.

Qualifications
- Bachelor's degree in Business Administration
, Real Estate, Architecture, or a related field - Minimum 5–7 years of experience in property management
- Strong knowledge of Saudi real estate and leasing regulations
