To lead and oversee the preparation of accurate and competitive cost estimates for projects, ensuring alignment with organizational goals and client requirements. This role is essential in driving competitive bidding strategies, optimizing cost efficiency, and supporting the successful execution of projects through detailed analysis, collaboration, and risk assessment.

Job Responsibilities

  • Assure estimates are realistic and based on industry standard units, with transparency to drive competitive project performance.
  • Study and understand the contract documents of each project before and after estimating to determine areas, including provisions of the general or special conditions, that may be ambiguous or present problems or result in unforeseen costs.
  • Estimate and submit timely change proposals to management.
  • Track all project costs in the construction phase to produce accurate project forecasts.
  • Research and review construction and design documents and analyze specifications to determine estimated costs.
  • Critically analyze bid documents and understand risks and opportunities, articulating those to management.
  • Prepare quantity take-offs and estimate costs of materials, labor, and equipment required to fulfill all provisions of the contract.
  • Solicit sub-contractor bids and material supplier quotations and determine acceptable bids by comparing to self-perform estimates.
  • Collect historical cost data to estimate costs.
  • Assess cost effectiveness of products, projects, or services, tracking actual costs relative to bids as the project develops while maintaining project cost history.
  • Collaborate with contractors, engineers, and architects during estimate creation to ensure overall accuracy and conformity to fulfill all provisions of contract requirements.
  • Manage and track multiple preconstruction projects at once.
  • Develop cost estimates for change orders.
  • Prepare and present estimates to management.
  • Keep current on market conditions and construction industry trends.
  • Manage, support, and assist with the training of the estimating staff.
  • Assign responsibilities for the estimating team on each project.
  • Review project plans and specifications and coordinate with the team to confirm the complete scope.
  • Identify and evaluate all the technical issues related to projects.
  • Oversee the soliciting of vital information for cost estimates to efficiently deliver optimized services.
  • Ensure the flow of project information is maintained and documented.
  • Ensure that a quality submission is included along with an estimated price when bidding for new work.
  • Actively participate in industry, client, and community relations to enhance company image and develop and maintain effective relationships.
  • Critically analyze bid documents and understand opportunities and risks, articulating those to management.
  • Oversee the project cost history and historical data utilized to estimate costs.

Qualifications

  • Minimum of 8 years of extensive experience in the modular construction industry or relevant experience.
  • Bachelor's Degree in Science, Accounting, Engineering, Business Administration Management, or any equivalent degree.
  • Strong leadership skills.

Skills:

  • Proficiency in mathematics, statistics, and data analysis.
  • Ability to read, understand, and organize construction plans and specifications.
  • Capable of taking a project from receipt of documents to rough estimate ready for review.
  • Ability to buyout after winning bid with understanding of scopes of work, cost comparison, and procurement means/methods.
  • Ability to manage projects efficiently.
  • Excellent analytical skills and attention to detail.
  • Report writing and strategic planning skills.
  • Familiarity with analyzing requirement data to develop material and cost estimates for large projects.
  • Expertise with analytic tools, such as spreadsheets and database managers.
  • Ability to read and interpret technical documents.
  • Excellent written communication and interpersonal skills.
  • Exceptional time management skills.
  • High level of accuracy in estimations.
