The successful candidate for this position will be a key part of the Engineering Team and will be responsible for project and construction management of industrial development including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. Construction Managers are responsible for construction of new Fulfillment Centers (FCs), Sortation Centers (SCs), Delivery Stations (DSs), and auxiliary buildings that support those facilities as well as renovations & tenant improvements at existing buildings.
Construction Managers will also handle the implementation of the facility network infrastructure; including The construction projects include new builds, retrofits, and expansions. Construction Managers are required to perform detailed deep dive reviews of job budgets and programs to identify and resolve any discrepancies, including information in contractor bid packages. Construction Managers will partner with internal customers and external stakeholders such as consultants and contractors to earn their trust and engage as a team to deliver the project in the most efficient manner. The Construction Manager will serve as Amazon's representative and direct point of interface with Developers and General Contractors, as well as the primary integrator between construction and other Amazon stakeholders responsible for equipping, furnishing, and operating our FCs. This opportunity combines construction engineering, planning, project management, facilities management, and contract management.

The role will be based in Jeddah, KSA with 40-60% of time traveling either domestically or to other AMET countries.
Key job responsibilities

  1. Responsible for project management over new construction of Fulfillment Centers throughout the AMET region as well as renovations and capacity improvements within existing facilities.
  2. Advise on the impact of changes in schedule, costs, and permitting.
  3. Support construction scope review and development with internal technical teams and operational customers to facilitate engineering and design efforts on new and remodel projects.
  4. Responsible for managing multiple projects simultaneously, from relatively small renovations to large-sized ($100M+) new facilities.
  5. Work independently in the assigned regional area with minimal direction from leadership.
  6. Prepare reports, specifications, technical analysis to fully define the design requirements, equipment and services required on capacity expansion and remodel projects.
  7. Negotiate contracts and contract changes with developers and General Contractors, and present formal documentation for approval when required.
  8. Provide overall site management, coordination, planning, specification of business proposals, and coordination of subcontractors.
  9. Assess project performance through Key Performance Indicators for safety, quality, cost, schedule, and sustainability.
  10. Partner with teams tasked with transition of base building management and oversight of all turnover documentation.
  11. Review of designs and ongoing construction for conformance to current building specifications.
  12. Provide critical review of current design standards to identify value engineering and design enhancement opportunities to be considered by internal engineering and schematic design partners.
  13. Receipt, review, and analysis of all proposed cost and time change requests as presented by external project teams.
  14. Review and guide internally requested changes for validity, impact, and ensure timely and cost sensitive incorporation once approved.
  15. Lead or assist in negotiations with appropriate regulatory bodies and Authority Having Jurisdiction entities as required.
  16. Positive, clear, concise, and transparent cross team communication for all aspects of project delivery.
A day in the life
Each day you will represent Amazon and GES in ensuring the successful delivery of Amazon construction projects, while strategically improving its processes, H&S, and sustainability performance. You will be leading and mentoring large cross-functional teams as an expert resource to complete construction projects. You will be the Subject Matter Expert in your engineering field providing clear guidance in regards to technical solutions, their cost impact and risk imposed on the project's safety and delivery.
Daily tasks may comprise of site validation, due diligence, risk analysis, design management, contract and cost negotiations, stakeholder management. Great communication skills to front line and executive level managers will be a must.

Minimum Qualifications:
  1. 7+ years of project management, real estate development, architecture/design experience.
  2. Bachelor's degree in engineering, commerce, business administration or equivalent.
  3. Speak, write and read fluently in either of these preferred languages: German, French, Polish, Arabic, Turkish, Afrikaans, Zulu and Portuguese.
