Role Overview

The Senior Director - Asset Management is a key leadership role responsible for leading the Asset Management hospitality portfolio team, overseeing multiple hotels, and ensuring the smooth opening and optimization of the QIC hotel portfolio.

Main Responsibilities
  • Leading the Asset Management Team: Lead the Asset Management hospitality portfolio team.
  • Overseeing Multiple Hotels: Oversee multiple hotels.
  • Ensuring Smooth Opening and Optimization: Ensure the smooth opening and optimization of the QIC hotel portfolio.
Detailed Responsibilities
  • Developing and Implementing Asset Management Framework: Develop and implement the Asset Management Framework for hospitality assets in Qiddiya.
  • Designing Team Structure and Hiring: Design the Asset Management (Hospitality) team structure and implement hiring.
  • Implementing Operational Policies and KPIs: Implement Qiddiya Asset Management operational policies, standards, and KPIs for hospitality assets.
  • Negotiating and Executing HMAs: Manage the negotiation and execution of all hospitality management agreements (HMAs).
  • Managing Asset Handover and Onboarding: Manage the asset handover, onboarding of all hotel operators, and pre-opening activities, budgets, business plans, etc. for all hotel assets.
  • Developing Strategic Relationships: Develop strategic relationships with all hotel operators and service providers.
  • Implementing Hospitality ESG Strategy: Develop and implement a Hospitality ESG Strategy for Qiddiya Asset Management.
  • Collaborating with Other Asset Class Leads: Collaborate with other Asset Class leads to optimize overall Qiddiya customer experience.
  • Monitoring and Analyzing Performance: Continually monitor and analyze asset and portfolio performance and risk.
  • Developing Strategic Responses: Develop and implement strategic responses to performance.
  • Analyzing Hotel Operations and Business Planning: Analyze hotel operations, business plans, capital investments, sales & marketing plans, and strategic alternatives.
  • Making Recommendations and Plans: Formulate and make recommendations for short and long-term strategic plans for the hotel assets.
  • Staying Up-to-Date with Market Research and Trends: Research and remain close to all markets affecting the hospitality industry.
  • Examining Return on Investment: Examine and monitor the operating performance of the assets.
  • Meeting with Hotel Executive Teams: Meet with hotel executive teams to review operating performance and business plans.
  • Resolving Ownership Issues and Deploying Capital Effectively: Identify and resolve ownership issues and deploy capital effectively.
  • Preparing Investment Summaries and Making Recommendations: Prepare investment summaries and make recommendations for major hotel expenditures.
  • Monitoring Return on Investment and Profit Improvement Projects: Monitor and analyze return on investment for the assets and profit improving projects.
  • Identifying Value Enhancement Opportunities: Identify value enhancement opportunities within the portfolio.
  • Providing Input to Internal Reports: Provide input to internal reports for all assets in the hospitality portfolio.
