Our client is responsible for providing the community with development, support, and protection in KSA.

The Client located in KSA has requested the services of a qualified A&FM consultancy team to provide advisory / strategic consultancy services for their Assets and Facilities Management (A&FM) operations in their distributed sites across the country.

The required role will be part of a team of qualified consultants and personnel to shape and deliver the operating model for county operations, the end-end services and transition to transformation. The role will support the appointed team as well as recommend, devise and implement the strategy on how to best operate Assets & Facility operations in a built environment.

In line with the wider group strategy, the contract will be the key catalyst in growing Serco’s reputation and involvement in A&FM Consultancy services within KSA. The consultancy team’s role is to support in the lead and delivery of Serco’s contractual obligations by ensuring the successful implementation of deliverables set forth.
The role is typically reporting to the FM Expert but requires an adaptability to complex matrix project-based work, where functional and operational management may be fluid.

Key accountabilities Support will be inclusive of all Soft FM aspects in the development of the Facilities Management and Asset Management Strategy of the project which formulates part of the overall Asset Management and Facility Management Strategy of the project including but not limited to: Health, safety and environment. Plant rooms, service rooms, administrative buildings. Patient care facilities. Utility rooms including office space, storage, support rooms etc. Front of operating areas, including public access. Facade cleaning and maintenance. Car parking, etc. Review current CAFM systems available and make recommendations. Conduct Auditing of Facilities, services provided by the contracting staff and provide recommendations. Establish soft services training plans which will be roll out to other sites. Lead discussions regarding the plans, procedures implementation. Ability to participate in cross functional discussion with team. Ability to formulate Dashboard, KPIs and execute deliverables within tight deadlines. Ability to work closely with PMO and provide inputs to create Project Plan. Outlining the facilities management strategy of individual assets. Outlining the facilities management master plan and delivery program. Advice and recommendations from a services delivery perspective on all issues raised. Review and comment on facilities/asset management aspects of documentation and reports related to the Project. Development of specifications with regards to O&M Manuals. Document and develop expectations of the stakeholders in terms of service levels and facilities management services deliverables that can be drawn or implied from the client’s documentation. Planning and coordination of all related project deliverables across the lifecycle of the project. Receive project requirements from clients and stakeholders and develop these into schemes and specifications and compile budgets and estimating costs. Develop clear escalation procedure to overcome any shortfalls in service quality provided. Investigate any shortfalls in service quality and propose/implement mitigation plans. Undertake feasibility studies to assess the suitability of a proposed solution and provide recommendations. Meet the Key Performance Indicators (KPI’s) deliverables as per the contract Service Level Agreements (SLA’s). Production of progress reports, FM documentation to the required standards. Review work performance, project plans, and project schedules with the client program team. Lead any discussions associated with developing new work scope, modifying existing work scope, or updated the project plan, schedule, and associated budgets. Liaise with client, staff and external consultants at all levels in matters relating to contract delivery. Prepare progress and executive reports. Manage the collection, distribution and storage of information and reports. Supporting the organizational set up for delivery, safe guarding the final implementation. Develop, monitor and review all project lifecycle works for the contract.
