Qiddiya Investment Company is on the lookout for a Senior Manager - Development to join our ambitious team dedicated to shaping the future of entertainment and leisure in Saudi Arabia. In this strategic role, you will be responsible for overseeing key development projects that aim to attract global visitors and enhance the cultural landscape of the region. Your expertise will be pivotal in driving innovation and excellence in our real estate initiatives.

**Key Responsibilities**:

- Manage/Lead/Report the entire development lifecycle, from concept design to construction handover.
- Ensure adherence to the QIC’s Stage Gate approval processes, securing approvals at each phase.
- Conduct feasibility studies, market research, and financial modeling to support decision-making.
- Collaborate with QIC’s Strategy, District/Precinct Master Planning, adjacent asset Development team, Delivery, Finance, legal, and/or other disciplines, hotel operators, architects, other consultants to be hired by the QIC and regulatory authorities.
- Work closely with design teams, both internal & external, to ensure compliance with hotel brand standards and the hospitality assets’ requirements.
- Oversee/manage/report procurement and contract negotiations with consultants/contractors and suppliers.
- Monitor project timelines, budgets, and safety/quality control measures.
- Manage/monitor/report risk assessment and mitigation strategies to prevent delays or cost overruns.
- Lead and coordinate the development of major projects, ensuring they align with the company's strategic vision and objectives.- Manage relationships with QIC, PIF, government entities, and key project stakeholders.
- Ensure alignment with PIF/QIC investment and sustainability objectives as a company vision.
- Oversee/monitor/report regulatory approvals, zoning compliance, and environmental impact assessments.
- Prepare reports, presentations, and development updates for executive/senior leadership, investment, development and approval committees.
- Develop and monitor project budgets, ensuring cost efficiency.
- Assist in securing financing and evaluating investment returns.
- Manage cash flow forecasts, cost reporting, and value engineering processes.
- Ensure a smooth transition from construction to pre-opening and operational handover.
- Coordinate with the QIC hotel Strategy team and hotel operators to meet branding, service, and operational requirements.
- Conduct final inspections and compliance checks before handover.

**Requirements**:

- Bachelor's degree in Urban Planning, Civil Engineering, Architecture, or a related discipline; Master's degree is a plus.
- Minimum of 9-12 years of relevant experience in real estate development, with a proven track record in project management.
- Strong understanding of real estate processes, market trends, and regulatory requirements.
- Exceptional leadership qualities with the ability to build and motivate high-performing teams.
- Excellent analytical, negotiation, and problem-solving skills.
- Expertise in project management, financial modeling, and investment analysis.
- Proficiency in Primavera P6, MS Project, AutoCAD, and financial modeling tools.
- Strong negotiation skills with contractors, vendors, and government entities.
- Knowledge of Saudi Vision 2030, Giga Projects, and local real estate regulations.
