**Overview**:
The Senior Director - Technical Services is responsible for the operational readiness of FM & Technical services for Asset Management assets. This includes facilities management (FM) strategy, FM service design, FM Technology Strategy, FM phased mobilization, FM ramp up/ interim services through to the ongoing FM operations of the estate serving the master community visitors, occupiers and asset operators. They will act as an anchor or central point of advice, strategy, policy and integration for all asset operators with the Estate to ensure Qiddiya City is a world class city with smart, consistent, effective and experience-oriented services across all asset classes.

**Responsibilities**:

- Assist in developing and implementing the Asset Management Facilities Management Framework in Qiddiya
- Create Qiddiya Asset Management operational policies and standards which all asset owners and operators will follow.
- Develop a Facilities ESG Strategy for Qiddiya Asset Management which is aligned with the Qiddiya City approved ESG commitments.
- Lead the Facility Management function for asset operational readiness including asset handover, testing & commissioning and certification.
- Lead the procurement & management of technical and specialized service providers for Facility Management and property management in a variety of asset classes.
- Lead the implementation and mobilization of the asset management strategy, FM strategy, FM technology strategy, Facilities ESG Strategy and Asset Management FM operations.
- Assist in developing and implementing the Facilities Management Asset Management Framework for hospitality assets in Qiddiya including input into the setting, monitoring and periodically refining a Hospitality Asset Management Strategy (“HAMS”).
- Have input into and implement Qiddiya Asset Management operational policies, standards and KPI’s for hospitality assets.
- Manage the negotiation and execution of all technical services agreements (“TSA”) in conjunction with the Asset Manager, Qiddiya Strategy and Development teams.
- Lead operational readiness for the first hospitality assets scheduled for Q4 2026 completion
- Manage the FM functions of asset handover, onboarding of all hotel operators and the pre-opening activities, budgets, business plans etc. for all hotel assets in conjunction with the Qiddiya Development team.
- Develop strategic relationships with all hotel operators and service providers counterparts.
- In conjunction with the Asset Management team, develop and implement a Hospitality ESG Strategy for Qiddiya Asset Management which is aligned with the Qiddiya City approved ESG commitments.

**Qualifications**:

- Degree educated within the fields of Real Estate, Business, Facilities Management or Hospitality Management.

**Years of Experience**:

- 20+ years of Facilities Management experience
- 10+ years in a leadership position.
- 10+ years of hospitality experience with pre-opening & operations experience
- International experience including prior experience within MENA (preferred)
