Roles and responsibilities

Conduct real estate market research and analysis to provide insights into market trends, property values and investment performance
Use data science tools and techniques to generate real estate forecasts and glean insights into the local real estate market landscape
Prepare various market reports and financial statements, including market studies, feasibility studies, and financial modeling
Develop and maintain working relationships with clients, gathering feedback, and communicating effectively to ensure needs are being met
Collaborate with internal and external teams to provide analytical insights necessary for strategic decision-making
Attend planning and zoning meetings and conduct public hearings on development plans and proposals
Work with GIS and Mapping teams to collect relevant data and build customized reports
Market Analysis:
Track Key Real Estate Indicators: Monitor and analyze essential real estate metrics, such as property prices, rental rates, vacancy rates, inventory levels, absorption rates, and property sales volume.
Regional and National Trends: Track both regional and national trends to understand how local markets are influenced by national economic factors (e.g., interest rates, GDP growth, employment rates).
Supply and Demand: Analyze the supply-demand balance in different real estate sectors (residential, commercial, industrial) and its impact on pricing and occupancy.
Economic and Financial Data Analysis:
Interest Rates: Analyze the impact of interest rates on mortgage rates, affordability, and overall demand for real estate properties.
Inflation and Economic Growth: Evaluate the effects of macroeconomic factors such as inflation, unemployment rates, and GDP growth on the real estate market.
Housing Affordability: Assess housing affordability by examining income levels, mortgage rates, home prices, and other financial factors that influence the ability of buyers to purchase properties.
Investment Metrics: Analyze investment metrics like capitalization rates (cap rates), internal rate of return (IRR), cash flow, and return on investment (ROI) for different real estate assets.

Desired candidate profile

Minimum of Bachelor's degree in Business Administration, Finance, Economics, Real Estate or related field
10+ years of relevant work experience within the real estate industry
Experience with statistical analysis and predictive modeling is highly preferred
Knowledge of local regulations, zoning, and land use practices within Saudi Arabia preferred
Excellent communication and presentation skills with the ability to effectively communicate technical concepts to both technical and non-technical stakeholders
Strong data analysis skills, with experience using tools such as SQL, Tableau, and Excel
Flexibility to work within a dynamic team environment and to meet tight deadlines
Data Interpretation and Forecasting:
Predictive Analytics: Use historical data, current market trends, and forecasting models to predict future market movements, helping clients anticipate price fluctuations, demand shifts, and investment opportunities.
Market Forecasting: Provide forecasts about property prices, rental yields, and market conditions in both short- and long-term horizons.
Risk Analysis: Evaluate risks such as market volatility, property devaluation, and changes in government policies (e.g., tax laws, zoning regulations) and their potential impact on real estate investments.
Property Valuation and Appraisal:
Valuation Metrics: Use indicators like comparable sales (comps), price per square foot, and cost approach to estimate the value of properties.
Capitalization Rate (Cap Rate): Apply cap rates to determine the value of income-producing properties based on their expected return.
Cash Flow Analysis: Perform detailed cash flow analysis for both residential and commercial real estate investments to assess profitability and sustainability.
Market Comparisons: Compare properties within a market to assess their relative value based on location, amenities, condition, and other factors.
