The Delivery Lead strategically drives the identification, planning, and development of real estate assets for immersive experiences.

The job involves conducting feasibility studies, engaging stakeholders, managing the design and construction processes, and ensuring optimal performance of assets. The overall objective is to lead a dedicated team to deliver world-class centers, aligning with QSAS's vision, industry standards, and sustainability goals, contributing to the organization's success in the immersive entertainment landscape.

Core Responsibilities:

Real Estate Asset Planning and Development:

  • Strategically identify and plan real estate assets for immersive experiences.
  • Lead commercial negotiations, ensuring cost-effectiveness and favorable terms for QSAS.
  • Manage development, master planning, and design of physical centers.
  • Ensure timely completion of construction projects and adherence to budgets.
  • Conduct feasibility studies for potential complexes, assessing viability and risks.
  • Engage with stakeholders to build positive relationships and address concerns.
  • Develop and implement sustainability initiatives to optimize resource usage.
  • Drive commercial negotiations for real estate spaces, ensuring favorable terms for QSAS.
  • Lead cross-functional teams, fostering collaboration, innovation, and excellence.
  • Strategically manage real estate portfolios to enhance QSAS's market position.

Real Estate Design and Delivery:

  • Oversee design compliance with regulatory requirements and industry standards.
  • Manage construction processes, ensuring adherence to timelines, budgets, and quality standards.
  • Coordinate with contractors, subcontractors, and suppliers for smooth progress.
  • Monitor and report on assets and facilities performance metrics periodically.

Responsibilities: General Management

People Management

  • Lead and inspire cross-functional teams, fostering a culture of collaboration, innovation, and excellence in real estate asset management.
  • Mentor and guide team members, ensuring professional growth, development, and adherence to high performance standards in real estate projects.

Strategy & Operational Business Plans

  • In conjunction with and as required by reporting manager and key leadership stakeholders, contribute to the formulation and implementation of the department strategy, in line with QSAS's vision and mission.
  • Ensure that the formulated strategy is accurately translated into objectives for respective RE Asset management department, and that performance is monitored and managed to ensure achievement of these objectives.
  • Motivate team and contribute towards identifying opportunities for continuous improvement across one's scope of work in order to achieve QSAS's mission, vision and strategy.
  • Share ideas and viewpoints to further streamline processes, thus driving efficiency and improvements across QSAS.

Change Management

  • Motivate subordinates and contribute to the identification of opportunities to take part in change initiatives, programs and projects that reflect international best practice and changes in the competitive environment.

Budget & Plans

  • Develop respective function's budgets based on inputs from reporting manager, to enhance alignment to overall organization's strategy and operational requirements.
  • Monitor financial performance versus the budget of the RE respective areas, so that the reporting manager is aware of forecasted costs, areas of underperformance are identified, and opportunities to improve performance are capitalized upon.
  • Adhere to all relevant QHSSE procedures, instructions and controls so that QSAS provides a safe, best in class, secure and environmentally responsible service to customers, the public and its own people.

Qualifications:

  • Required: Bachelor's degree in engineering or related fields.
  • Preferred: Master's degree in business administration or civil engineering.

Years & Nature of Experience:

  • Minimum of 12 years of experience in real estate asset planning, development, and design within the entertainment or related industry.
