Job Summary:
We are seeking an experienced Project Manager to join our team in KSA.

Duties and Responsibilities:
1. Project Planning:  Collaborate with the project team to understand design specifications and finishing requirements.  Develop detailed finishing schedules, considering project milestones and deadlines.

2. Material Procurement and Inspection:  Source and procure finishing materials in compliance with design specifications and budget constraints.  Inspect delivered materials for quality, quantity, and conformity to project requirements.

3. Quality Assurance:  Monitor and inspect finishing work to ensure compliance with design drawings, specifications, and industry standards.  Identify and rectify any deviations from the approved plans.

4. Coordination and Communication:  Act as a liaison between the design team, subcontractors, and suppliers to ensure seamless execution of finishing work.  Conduct regular meetings with stakeholders to provide updates on progress, challenges, and solutions.

5. Budget Management:  Assist in the development and management of the finishing budget.  Track expenses related to finishing work and report any variances.

6. Safety and Compliance:  Implement and enforce safety protocols and regulations related to finishing work. Ensure compliance with local building codes and regulations.

7. Problem Solving:  Identify and address any issues or obstacles related to finishing work.  Propose innovative solutions to overcome challenges and improve efficiency.

8. Documentation:  Maintain accurate records of finishing work progress, including daily reports, inspections, and change orders.  Generate reports for project management and stakeholders as required.

9. Team Management:  Provide guidance and supervision to finishing subcontractors and laborers.  Foster a collaborative and productive work environment.

11. Site Supervision During Finishing Works:  During site finishing works, supervise the following: o External facade finishing works. o Plastering works o Gypsum work o Tile, marble, porcelain and ceramic works. o Interior and exterior paint works. o Woodwork (doors - decor) o Insulation works for bathrooms, ground and upper tanks, swimming pool and the upper deck o Electrical work and what it includes (lighting - telephones - satellite-cameras, security and monitoring system - centrals - operation and testing) o Plumbing works and what it includes (internal and external extensions of drainage and feeding pipes - installation of linens and accessories - operation and testing).o Air conditioning and extension works (internal ducting - installation of internal machines - installation of external compressors - installation of air outlets-operation and testing) o Glass and aluminum works o Blacksmithing for exterior and interior doors and balustrades o Agriculture, irrigation and landscaping work o Finishing and commissioning of the swimming pool, commissioning and testing o Tile and interlocking works for the external sidewalk and internal garden path so Electrical works for the site, fences, site lighting, external facades, commissioning and testing.  Direct follow-up with contractors on work matters to obtain the highest quality. Prepare site handover report showing the condition of the site upon delivery, including contractor’s acknowledgment of receiving the site according to the condition specified in the report and acknowledgment that contractor has inspected the site and is satisfied that it is suitable for the finishing works and that there is nothing on the site indicating the impossibility of completing the work or the inability to complete the work according to the prices that will be agreed upon.  Direct follow-up with the owner in work matters.  Securing samples for the required materials according to the specifications approved in the design.  Analyzing the contractors' offers, where the supervisor must submit his financial and technical observations on the contractors' offers to the second party and take the comments of the second party in this regard - this includes submitting his comments and observations of the second party to the contractors and discussing them with them to submit new offers if necessary.  Drafting and auditing contractor contracts to include texts that reflect best local standards and practices  Reviewing the timetables for carrying out works with contractors and ensuring their commitment to them on a timely basis and taking the necessary measures incase of failure.  Checking the quantities of works executed with contractors, reviewing them and matching them with contracts and the quantities of engineering drawings.  Commitment to ensure that overlapping works are coordinated between contractors before starting them to ensure their proper implementation.  Receipt of works from contractors in the presence of the owner or his representative to re
