**Key Responsibilities:Commercial Management**:

- Lead all commercial activities across multiple fit-out and construction projects.
- Monitor and control project budgets, costs, cash flow, and financial forecasts.
- Prepare, evaluate, and negotiate contracts with clients, subcontractors, and suppliers.
- Administer FIDIC and other forms of construction contracts; manage contract variations, claims, and disputes.

**Cost Control & Procurement**:

- Oversee project costing, budgeting, and cost reporting procedures.
- Review and approve procurement strategies and vendor selection.
- Conduct cost analysis to identify efficiencies and risk exposure.
- Develop and manage cost plans for projects from inception to completion.

**Leadership & Team Management**:

- Lead and mentor the commercial team (quantity surveyors, procurement officers, and contract administrators).
- Coordinate with project managers, site teams, finance, and executive management.
- Provide strategic advice to ensure profitable project delivery.

**Client & Stakeholder Interface**:

- Build and maintain strong relationships with clients, consultants, and subcontractors.
- Represent the company in commercial meetings and negotiations.
- Ensure compliance with contractual obligations and local regulations in KSA.

**Requirements**:

- Bachelor’s Degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
- Minimum of 10 years of relevant experience, with **at least 5 years in a senior/leadership commercial role** in **interior fit-out and building construction**.
- Strong understanding of commercial management practices, construction contracts (including FIDIC), and cost control systems.
- Proven track record of delivering high-value commercial projects (fit-out, residential, commercial, or building construction).
- Proficient in commercial software (e.g., CCS Candy, MS Excel, ERP systems).
- Excellent leadership, negotiation, communication, and analytical skills.
- Ability to work under pressure in a fast-paced project environment.
- Fluent in English; Arabic is an advantage.
- **Locally available in KSA** or **willing to relocate and join immediately**.

**Preferred Qualifications**:

- MRICS, RICS, or equivalent chartered status.
- Prior experience with KSA government or Giga projects.
- GCC regional experience is a strong advantage.
