Job Summary

We are seeking a highly skilled
Cost Control Specialist
to support cost planning, monitoring, and financial control for
residential contracting projects
. The role plays a critical part in ensuring alignment between project budgets, contracts, and actual expenditures while maintaining strong financial governance, accurate forecasting, and timely reporting throughout the project lifecycle. The position operates in full compliance with company policies and
Saudi construction market standards
.

Key Responsibilities

Cost Planning & Budgeting

  • Develop detailed
    Cost Breakdown Structures (CBS)
    aligned with BOQs, contracts, and project schedules.
  • Prepare baseline budgets and cost-loaded project plans in coordination with engineering, procurement, and planning teams.
  • Review and validate cost assumptions to ensure accuracy and compliance with approved financial controls.

Cost Monitoring & Control

  • Monitor actual project costs against approved budgets and identify variances on a regular basis.
  • Analyze cost trends, commitments, and accruals to maintain accurate
    cost-to-complete forecasts
    .
  • Recommend and support corrective actions and cost optimization initiatives in coordination with project management.

Reporting & Forecasting

  • Prepare periodic
    cost reports, cash flow forecasts, and variance analyses
    for management review.
  • Support monthly financial closing activities related to ongoing projects.
  • Provide early warnings on potential cost overruns and financial risks.

Contract & Change Management

  • Review variations, claims, and change orders to assess cost impact and financial validity.
  • Coordinate with contracts and commercial teams to ensure proper cost allocation, approvals, and documentation.

Stakeholder Coordination & Compliance

  • Liaise with engineering, procurement, site teams, and finance to ensure accuracy and consistency of cost data.
  • Ensure compliance with internal controls, audit requirements, and company financial policies.

Qualifications

  • Bachelor's degree in
    Finance, Accounting, Civil Engineering
    , or a related discipline.
  • Minimum
    5 years of experience
    in cost control within
    residential contracting projects
    .
  • Proven experience in the
    Saudi Arabian or GCC construction market
    .
  • Strong understanding of
    project accounting, cost control methodologies, and financial governance
    .
  • Professional certification (e.g., CCP, CMA, PMP) is an advantage.
